If you’re ready to list, I’m here to make it happen swiftly and smoothly. My approach is different from most agents, and it shows in my results. On average, I can get a home from initial contact to market in just 3.5 weeks. If we need to move faster, we can—teamwork and good planning are key. The absolute soonest I can get you listed is three days. Here’s how the process works:

Initial In-Person Meeting
We’ll start with an in-person meeting where we outline our game plan. You’ll give me a tour of the house, discuss any projects you’re considering, and we’ll determine if they add value. We’ll set goals, break down tasks and timelines, and sign the listing contract.

Project and Pre-Packing Week
After our first meeting, you’ll begin working on necessary projects. Don’t worry—I have reliable contractors who can help. You’ll also receive a pre-staging checklist to guide you on what needs to be pre-packed. This helps create space in your home. Some clients rent a storage unit, while others use their garage or basement, depending on budget and available space.

Staging Day
Typically held on a Saturday, staging day is a hands-on process where we rearrange your furniture to best showcase your home’s features. It usually takes 6-8 hours. I’ll bring some staging items to minimize your out-of-pocket costs. Living in a staged home may feel odd, but it’s all about pulling a buyer’s eye through your home.

Clean Up and Loose Ends Day
This day, usually the Sunday after staging, is for patching drywall, touching up paint, and deep cleaning. We use this time to address any minor issues uncovered during staging.

Photos Day
Congratulations, we’ve made it to photos day! We schedule this based on when your home gets the best light, often mid-morning or during the golden hour. Photos take 2-3 hours and are usually ready within 1-2 days. During this waiting period, we finalize paperwork, pricing, and marketing materials. It’s also a good time to hire a deep cleaning or carpet cleaning service.

Teaser Day
Once we have the photos, I like to upload the listing and let it build overnight excitement. This gives buyers time to dream about your home and usually pushes the first round of showings into one day, making it easier for you.

Live Listing
Your home is now available for showings!

First Open House
I typically schedule the first open house for the second weekend your listing is live, unless we expect multiple offers right away. This strategy builds excitement and creates a sense of urgency among buyers.
